Finding the right property management system will singlehandedly make it easier for hosts and property managers to effectively streamline their operations. Most minor tasks with be automated, your listings across different channels can be synced, and mobile apps can allow you to manage your rental on the go. This brings us to our Hosthub review as we aim to help you learn more about the platform and find out if it can help transform your short term rental.
Our Hosthub review will talk about the best features and how they can help with your operations, the pricing and costs involved with implementing Hosthub, along with the general public perception of the property management system. Hopefully, by the end of it we would’ve helped you decide whether Hosthub is the one for your business.
Best Hosthub Features and How Hosts Can Use Them for Their Airbnb
Throughout our testing, there were a couple of features within Hosthub’s arsenal that stood out to us. We believe that these features are the ones that will help you most if you choose to use Hosthub in your short term rental business.
Property Management System (PMS): Hosthub’s primary function is the PMS which simplifies day-to-day operations. It provides a centralized platform to manage reservations, guest communication, cleaning schedules, and more. The PMS integrates seamlessly with the Channel Manager, ensuring that all your data is synced in real-time across all platforms.
Channel Manager: It allows you to sync your availability calendar and rates across an impressive 200+ different channels. This ensures maximum exposure for your listings while eliminating the risk of double booking. With Hosthub, you can manage all your bookings from a single dashboard, saving time and effort. It’s especially helpful for hosts or property managers who post on multiple channels.
Revenue Booster: Hosthub's Revenue Booster is an excellent tool for hosts looking to optimize their pricing strategy. It uses advanced algorithms to analyze market trends, competitor prices, and other factors to recommend the best rates for your listings. This dynamic pricing approach can significantly increase your revenue without requiring manual adjustments. While the Revenue Booster alone already does a great job at optimizing prices, we still suggest getting a dedicated third-party dynamic pricing tool for more accurate pricing strategies. We personally use PriceLabs, but we really like the Wheelhouse platform as well.
Website Builder: It is a user-friendly tool that pretty much explains itself; It allows you to create a professional website for your vacation rental business. Hosthub offers customizable templates and easy drag-and-drop functionality, anyone, even someone without any coding experience can showcase their properties, accept direct bookings, and establish their brand online. Hosthub even does the web hosting for you. We highly recommend creating a direct booking website if you have a decent amount of listings, mainly because of the extra exposure, no platform fees, and the power of SEO.
Booking Engine: Speaking of booking, Hosthub’s Booking Engine is a nifty tool that enables you to accept direct reservations through your website. It offers a smooth, mobile-friendly booking process that can help reduce your reliance on third-party platforms and their associated fees. It also makes expense management easier since it directly links to your Hosthub dashboard.
Expense Management: is a feature that often goes overlooked, but it's crucial for keeping your finances in check. We all know how hectic tax season can be for rental owners, especially if you have a large portfolio. Hosthub allows you to track all your property-related expenses in one place, making it easier to monitor your cash flow and prepare for tax season. It also makes overseeing and keeping up with your cash flow more convenient.
Unified Inbox with AI and Automated Messaging: We know how busy one can get when managing numerous short term rentals. Hosthub’s Unified Inbox with AI and Automated Messaging is a lifesaver for busy hosts and property managers everywhere. It collects all your guest communication into a single inbox, regardless of the platform they originated from. The AI-powered chatbot can handle common inquiries, freeing up your time to focus on more complex tasks. Automated messaging also ensures that guests receive timely responses, and important information, enhancing their overall experience and eliminating any potential time zone issues. It also allows you to provide top-notch customer support whether you’re answering common questions with AI or sending a message on the go.
Team Management: It’s essential for property managers overseeing multiple listings and staff members. Hosthub allows you to assign roles and permissions, ensuring that everyone has access to the tools they need without compromising security. If you have dedicated teams for each task like we do, you’ll know how crucial the Hosthub Team Management feature can be for not only supervising tasks but also team communication.
These aren’t all of the features that Hosthub offers. These are just the ones that we liked the most. However, do note that some of these tools are add-ons to Hosthub’s standard plan and come with extra costs, which we discuss in the next section.
Hosthub Pricing: How Much Does Hosthub Cost?
Hosthub offers a pretty straightforward pricing system that involves either a monthly or annual subscription. They only have a single plan, where the more rentals you have, the lower the monthly fees they will charge. Here’s a couple of examples.
- 1 Rental - $25 per month or $20 per month when billed annually.
- 5 Rentals - $17 per month per rental ($85), or $13.6 per month per rental ($68.6) when billed annually.
- 20 Rentals - $14 per month per rental ($280), or $11.2 per rental per month ($224) when billed annually.
- 50 Rentals - $11.2 per month per rental ($560), or $9 per rental per month ($448) when billed annually.
The cheapest they offer is around $9.6 per rental per month, or $7.7 per rental per month when billed annually. However, rental owners with more than 100 listings can also contact Hosthub directly for custom rates. In general you’ll get around 20% less on your bill if you choose the annual subscriptions.
Hosthub also offers their Revenue Booster tool for $75 per property per channel, a Website Builder tool for $799, and an integrated Booking Engine for $599. These are all add-ons to their standard subscription plans.
Hosthub Pricing vs Alternatives
They say that comparison is the thief of joy, so let’s check out what some of the most popular property management systems offer when it comes to their plans. Here’s a handful of the top ones:
- Guesty - Lite: starts at $16 per listing/month for up to 3 listings. Pro and Enterprise: For 4-199 listings and 200+ listings, they offer custom prices and you’ll need to contact them for pricing. Guesty also charges for some of their extra features.
- Hostfully - Starter: $119 per month for up to 4 listings. Pro & Pro Plus: $215 per month for up to 11 listings, and $269 per month for up to 19 listings, respectively. Premium: Custom plans for hosts and property managers with numerous listings. They also offer a 10% discount for annual plans.
- Hospitable - Host: $29 per month for 1 property plus $10 per additional active property. Professional: $59 per month for 2 properties and only charge an extra $15 per additional active property. Mogul: $99 per month for 3 properties and charge an extra $30 per additional active property.
- Lodgify - Starter: $20/ month + 1.9% of booking fee per listing. Professional: $50/ month per listing. Ultimate: $73/ month per listing. They also offer discounts per plan per additional listing you have, along with up to 25% off on yearly and two-year plans.
- Hostaway - Hostaway isn’t fully transparent with their rates. They charge a monthly or annual subscription, according to your preference, and prices will vary depending on what features you’ll be using, and the number of listings you’ll manage. You’ll need to contact them directly for pricing inquiries.
In general, Hosthub’s pricing seems to be in line with the industry standard. With prices that start at around $20-$25, they can be a worthy alternative to other more expensive PMS. This is especially true if you have multiple short term rentals as you can take advantage of the extra discounts that Hosthub offers.
In terms of features, Hosthubs single plan includes all of their PMS and channel management tools aside from a few add-ons, making them at par with others. We think that it should mainly come down to the user experience and overall comfort you feel when using each platform as the costs and features are pretty similar across the board.
