Keeping your short term rental clean and well-maintained is one of the most crucial tasks you have as a host or property manager. Who wants to stay in an old and crusty rental, right? Well, we’ve learned the hard way that cleaning slowly becomes a hectic and time-consuming task as you start to grow your vacation rental business.

This is where having a cleaning team comes in handy. However, not all hosts already have their own cleaning team, luckily platforms like TIDY are here to help out. So, we’ve decided to experience TIDY ourselves and see if they’re worth it when it comes to cleaning your rentals.

Best TIDY Features and How Hosts Can Use Them for Their Airbnb

TIDY is a simple platform that only offers a handful of features that help hosts and property managers streamline their cleaning process. Here are the key features and tools that have made it easy to clean our rentals using TIDY.

Job Scheduling: TIDY makes job scheduling easy through their dashboard, which involves a calendar where you can request jobs for your rentals. These jobs can be anything from standard cleaning for general turnovers to deep cleaning for messier projects. They even offer more niche services like property inspections, window washing, tree trimming, and more, depending on the Pros available within your area. This makes TIDY a solid all-around maintenance tool that goes beyond just cleaning your rental.

Digital Checklists: To ensure consistency and quality even when you’re remotely scheduling jobs, TIDY allows you to add and customize digital checklists to guide Pros. We really like the flexibility this feature brings and removes the need for manual inspections after each job. You can add to-dos like cleaning the bathroom, arranging the fridge, or even cleaning the kitchen. You can also ask for inventory counts and minor damage inspections if you wish. Pros can then view your list and send feedback or photos of the areas and items that they cleaned. It’s an overall great back-and-forth process that makes things simple and easy for both parties involved.

Smart AI Tools: Another thing we really liked about TIDY is their solid integrations with AI. We all know the rise of AI and how helpful it can be when used correctly. In this case, TIDY’s AI can provide suggestions and predictions for a more optimized process. Basic suggestions like refrigerator servicing or stove maintenance based on your previous jobs can help in monitoring these often forgotten areas. The AI can also tell you the overall fit of a Pro for each job you require and mainly suggests which person you should go with. Of course, we recommend using your own judgment along with the AI’s tips for a better experience.

Vendor Management: You can do everything pretty much everything related to your cleaning and maintenance team from TIDY. We’ve already talked about job scheduling and finding Pros that are fit for your projects. The great thing is you can also communicate, monitor, and pay vendors within the platform. Features like numerous supported payment methods, invoice tracking, job contracts, and advanced payable options, allow you to be in control and get things done within a few clicks.

Automatic and Instant Scheduling: The job scheduling feature we’ve mentioned earlier requires manual intervention. But, for busy hosts like us TIDY can make things more convenient with automatic and instant job creation. You can directly integrate your booking channels like Airbnb or VRBO, along with your preferred property management software (PMS) for automatic scheduling based on your set rules. You can include workflows like instant post-check-out cleaning, inspections for pre-guest arrivals, and routine maintenance tasks. You even have the option of booking specific Pros that you’ve worked with before or ones that only meet your criteria. While it can take a while to create the specific workflows for each trigger event, we still recommend doing it since once it’s done, it’s going to be set forever.

Integrations: Speaking of integrations, TIDY has direct integrations to more than 100 different platforms that you might be using for your rentals. This includes basic ones like property management systems and booking channels, to more advanced ones like accounting software, human resources information systems (HRIS), Slack, Asana, and MS Teams notifications, smart locks, and smart thermostats. You can find all of their supported integrations on their site.

TIDY Pricing: How Much Does TIDY Cost?

Now, let’s discuss the different pricing plans that TIDY has to offer. They have three different subscription plans for short term rentals and three more for long term units. We’ll talk about the TIDY prices, along with the included features found within each tier.

  • Flex - Costs 3% per job for STRs and 10% per job for LTRs. It includes unlimited properties, users, and automated actions, but only a maximum of 2 concierge actions per job. It also grants access to their cleaning management features, aside from automated unit access, vide intros, remote inspections, advanced billing, and their API. While it comes with integrations to PMS and booking channels, it doesn’t include smart locks, smart thermostats, and accounting. Flex also comes with limited AI functions and human support.
  • Standard/ TIDY+ (LTR) - Standard costs $20 per unit per month, or $10 per unit per month when paid annually, while TIDY+ for LTRs costs $6 per unit per month, or $3 per unit per month when billed annually. It’s a generally great choice for most hosts and managers. The included features and tools are pretty much the same as the Flex plan, aside from some added AI/ Automation features, and a slight discount on payments. At this point, it really comes down to your preference.
  • Complete - The prices are dependent on your needs, so, you’ll have to contact the TIDY. The final tier unlocks all of their offered services and tools, and pretty much acts as a replacement for your cleaning and maintenance team.

Overall, we’d say that the Flex and Standard plans are pretty great if you’re mainly looking to streamline your cleaning and maintenance process. You still get access to the essential features and tools to help make cleaning better. Choosing between the two will mostly depend on how you cover your cleaning costs, so, we’ll leave that up to you.

TIDY User Experience

One of the first things that stood out to us was TIDY’s neat and tidy dashboard. Everything is laid out in front of you, making it easy to book cleanings, monitor the scheduling, and communicate with cleaners. You’ll have instant access to your messages, issues, to-dos, and list of cleaners, which we appreciate.

Their mobile-friendly booking system also makes it easy to manage cleaners while on the go, making it a great choice for busy hosts like us. You’ll also receive real-time updates and messages, providing a great level of flexibility.

TIDY's automatic calendar sync feature is another excellent tool for hosts. By syncing with your Airbnb calendar, TIDY ensures that cleanings are scheduled automatically after each guest checks out. This hands-off approach can save a lot of time and reduce the risk of scheduling errors, ensuring every rental is cleaned and ready for occupancy.

Overall, we didn’t find much of a learning curve when navigating TIDY, especially if you’ve already used a similar platform before. There was also a decent selection of cleaners within our area, but your experience may vary, especially if you’re located in a smaller city.

It’s a bit hard to find reviews for the TIDY platform itself. However, we were able to find reviews from users about the app and their general experience with the platform.

  • Lisa Mitchell wrote this about the app: “Great service. We've used TIDY a numbcr of times and the contractors are wonderful. Very professional and detailed. I recommend them. Note for TIDY: the option for text notifications would be useful. On the website it is not an option. The only options are apps I do not use. I would just like a text such as "Your person is on their way." Hope this helps.”
  • Tanya Miller says this: “My cleaner, Courtney, was absolutely wonderful! Great personality and thorough. Will be requesting her for regular visits! Easy to use app, too. Love starting from generic To Do lists, and customizing by room and priorities of tasks. Concierge is very responsive, as well.“
  • A user named “Unknown Human” left this: “The App: I like how you can make a list of what you want done BUT it’s not user friendly at all and I’m pretty tech savvy. If someone isn’t tech savvy, they’ll definitely have a hard time navigating the app. Especially trying to contact support. Support: I reached out to support through the app and I received pretty quick responses. They were nice, empathetic, and helpful. However, whoever reached out via text (PDX area) lacked in customer service.

We got all of these reviews from Google Reviews where TIDY scored an average of 4.0 stars out of 5 across 782 reviews. We’d also like to point out that there were a handful of low-star reviews, mainly about the jobs that were booked on TIDY. This just reflects the variety you can experience in terms of quality and number of available Pros, depending on where you’re located.

Our advice is to simply use the free trial they offer and check out the platform to see if it’s a good choice within your area.

Final Thoughts

Overall, we think it’s hard to fully recommend TIDY as a cleaning and maintenance tool for your Airbnb since we don’t know your exact location. If you’re located within some of the bigger cities your experience will typically be great. So, our greatest suggestion is to try TIDY up for yourself and scope out the cleaners and features available within your area.
